How It Works & What We Provide

From sign-up to income, here's what becoming a Partner Agent involves: the toolkit, the support, and where your leads come from.

Once someone's decided the idea of becoming a Partner Agent is worth exploring, the questions change. It stops being "could I do this" and becomes "okay, but how does this actually work." These are some of the most commonly asked questions.

What Happens Once I Sign Up?

The process starts with a short suitability quiz, a quick way for both sides to see if it would be a good fit. From there, it's a confidential Discovery Call with our recruitment team, followed by a meeting with Sue, our Managing Director, to go through the finer detail and the option to speak to existing Partner Agents and the Agent Support Team directly.
Once the Licence Agreement is signed, the two-week onboarding training begins, led by Dan Richards, a Partner Agent himself, who brings real, hands-on experience to what he teaches rather than a purely theoretical induction, alongside ongoing, one-to-one coaching calls with your dedicated Agent Success Coach. Within the first three months, there's an Implementor Day, dedicated time to put what's been learned into practice and work through the business plan properly with support on hand. From there, Agent Success Days run every quarter, bringing in guest speakers and covering everything from lead generation to emerging tools and trends.

What's in the Toolkit

It's one thing to say a Partner Agent gets "support." It's more useful to know exactly what that looks like from day one.
Every Partner Agent starts with the same core setup, the CRM, phone system, email, and the platforms that handle the regulated parts of the job, pre-tenancy, rent collection, licensing, and inventory, all built in and already compliant, not something to source and set up independently. All of this sits under one system, TLE OS, so everything runs from a single, easy-to-use place rather than agents needing to know or manage what's happening behind the scenes.
Lead generation tools are included from day one too, along with listings across the major property portals and access to local market data. Marketing support includes social media templates, monthly content assets, and seasonal campaigns, so there's always something ready to post, plus printed canvassing materials available on a pay-as-you-go basis for agents who want to get out into their local area early. The CeLAP qualification pathway is included as standard too, not an optional extra, and something we'd encourage every Partner Agent to work toward given it's expected to become a formal industry requirement in the years ahead.
For agents who want to move faster in the early months, there are upgrade options on top of the standard toolkit, printed and branded materials, extended one-to-one coaching, longer prospecting campaigns, and additional compliance sessions. It's genuinely worth considering for anyone serious about building momentum quickly, the standard toolkit gets a business up and running, the upgrades are there for agents who want to accelerate that early period rather than build it up gradually.

Where Do My Leads and Instructions Come From?

This is one of the most common unknowns, and it's a fair one to have. The answer isn't a single source, it's a set of channels taught during onboarding, so building a pipeline becomes a skill rather than something left to chance.
HomeSearch, our core prospecting platform, is included in every licence and gives access to data on every home in a Partner Agent's patch, letter campaigns, automated follow-up, and market insight built specifically to convert into instructions. Rightmove Plus adds local market data, competitor activity, and pricing trends. The Property Health Check offers a low-pressure way to start a conversation with self-managing landlords, a free, structured review that naturally leads into a full market appraisal. Canvassing and farming a local area builds brand awareness over time, and management transfers, revisiting existing landlords to see whether other properties in their portfolio need support, add to a growing portfolio without needing a single new lead at all.
Alongside the direct prospecting side, every Partner Agent gets marketing training on building their own presence on social media, so leads aren't only coming from cold outreach. Over time, a genuine personal brand becomes its own source of instructions, landlords reaching out because they've already seen the work, rather than being approached first.
Some Partner Agents also bring existing relationships and management transfers with them from day one. Others build entirely from scratch using these tools. Either way, lead generation isn't left to guesswork, it's taught, structured, and supported.

What Support Is There Day to Day?

Support here isn't a single named contact for the first few weeks and then silence. There's a dedicated team, each covering a specific part of the business.
Dan Richards leads onboarding and stays on hand for questions well beyond induction. Kelly Bailey is the day-to-day Agent Success Coach, the person to go to for questions about process and how things work, and for keeping momentum and accountability as the business grows. Kirstie Wallington heads up pre-let compliance, herself a Partner Agent, so questions come from someone who's actually done the job. Michael Healy supports everything property management related, including onboarding compliance.
Beyond the named team, there's a network of other Partner Agents, people who've been through exactly the same early questions and are genuinely invested in each other doing well, not competing for the same patch. Team chats keep that connection going day to day, somewhere to ask a quick question or share something that's worked, rather than figuring it out alone at a desk. On top of that, there's a weekly Thursday training session covering topics relevant to running the business, plus the quarterly Agent Success Days and an annual Estate Agent Success Summit, bringing in speakers from across the wider industry, not just The Letting Experts network. It's ongoing support built around actually growing the business, not a one-off welcome pack.

How Does Income Work?

This is the question people are often most hesitant to ask directly, so it's worth answering plainly. Partner Agents earn 70% of the lettings and property management fees they generate, a structure built so that the work put in is reflected directly in what's earned, rather than the bulk of it going elsewhere. Income isn't limited to lettings alone either. As part of The Experts Group, Partner Agents can refer clients into other areas of the business where it fits, sales through The Property Experts, mortgages through The Mortgage Experts, auctions, or commercial property, each one a genuine additional income stream rather than work that falls outside what a Partner Agent offers. Some agents choose to build several of these into their own business directly, adding services under their own brand rather than referring them elsewhere. Revenue share adds another layer too, a two-level structure that rewards agents not only for the properties they personally manage, but for the wider network they help build.

The Practical Answer to "How Does This Actually Work"

None of this is about promising a particular outcome. What it comes down to is a structured process from day one, a taught and varied approach to finding instructions, a genuinely present support team, and an income structure built around what's actually generated. The mechanics are there, what happens with them is down to the person running the business.
